Below is a checklist of important documents to provide your mortgage lender:
Personal Documentation
Prepare two government-issued IDs, your social security number, divorce documents if relevant, and evidence of ownership for any other properties.
Credit Report Review
Access your report free of charge. Rectify any inaccuracies or provide explanations for late payments or adverse items. Maintain a healthy credit score by abstaining from new credit inquiries, closing credit accounts, or reducing credit limits.
Tax Returns
You will need to provide your most recent tax return, and potentially your returns from the last two years.
Income Verification
Assemble your W2s, paycheck stubs, 1099s, or a year-to-date profit and loss statement if self-employed. Additionally, you’ll need to document supplementary income sources like Social Security, child support (including proof of children’s ages), or government aid.
Asset Confirmation
Supply bank statements, mutual fund statements, and balances for retirement accounts, 401Ks, IRAs, and investments in the stock market.
Debt Overview
Present a summary of debts, monthly payment amounts, child support payments, and balances for credit cards, student loans, car loans, and any other property loans.
Financial History
Offer a written explanation for any previous bankruptcies or financial setbacks.
Down Payment and Closing Costs
Ensure these funds are readily available in your bank account. If the funds were gifted, provide a letter from the donor affirming it is not a loan.
Rental History
Compile evidence of rental payments for the past year using canceled checks or money orders to demonstrate timely payments.
